Living Arrangements


  • Does the landlord live in the apartments?

    No. The Landlord does not live in any of the apartments. All rooms are occupied by either other students or working professionals between both male and female tenants.

  • Are there restrictions on using the kitchen or other things in the house?

    No, there are no restrictions. You’re free to use all shared spaces and amenities. Each home comes fully equipped with everything you need for your home away from home, like a washing machine, clothes hanger, stove, oven, microwave, coffe machine, iron, fridge, cabinet space, silverware, cups, and all the regular kitchen utensils. Just be mindful of your housemates and keep shared areas tidy.

  • Do you have private en-suite rooms with private bathrooms?

    No, all our bathrooms are shared.

  • Are the rooms furnished?

    Yes, absolutely. All rooms come fully furnished with a bed, desk, executive chair, reading lamp, wardrobe, mirror, bean bag chair, and curtains. We also provide bedding essentials like pillows, sheets, a blanket, and a duvet. When you arrive, your room will be clean, prepared, and ready for a good night’s rest after a long day of traveling.

  • How many people live at the homes?

    Occupancy varies by property. All our homes have occupancy for 4-5 people. Some homes may house a few more people, but when inquiring, you will be informed of how many people are at the flat.

  • Are pets allowed?

    Pets are not typically allowed, as our homes are designed for students and young professionals — with the exception of service dogs accompanying individuals with physical or sensory disabilities.

  • What’s the maximum length of stay?

    We specialize in long-term stays, with a minimum duration of around two months and no fixed maximum. Our contracts are typically set for several months, making our homes ideal for extended periods of study or work in Porto.


  • Are the bedrooms secure?

    Yes, all bedrooms have individual locks to ensure your privacy and safety.


  • Is the house fully equipped?

    Yes! Our apartments include a full range of appliances and kitchen essentials.

Payments & Contracts


  • How are the room prices determined? Why can’t I see them on the site?

    Room prices vary depending on the apartment, time of year, room size, and whether it's a single, double bed, or shared room. Once quoted, our prices remain consistent and can be verified on trusted platforms like Uniplaces or HousingAnywhere.

  • Will you provide a contract and receipt?

    Yes, we provide rental contracts and official receipts, but you must provide details beforehand.

  • Will you provide a contract so I can get my VISA?

    We can provide the documentation required for your visa application, but only after you've confirmed your booking and completed the payment.

  • How does payment work?

    Rent is paid monthly at the beginning of each month. To reserve a room, a €150 down payment is required—this amount will be deducted from your first month's rent. After that, rent can be paid by bank transfer or in cash, whichever you prefer.

  • Are bills included in the rent?

    Yes, all essential bills—including water, electricity, and internet—are included in the rent. There are no extra costs unless something is deliberately damaged, in which case the tenant may be responsible for repairs. Please note that during the winter, if electricity usage significantly exceeds the seasonal average, an additional charge may apply. Responsible use of heating devices is expected.

  • Do I need to give a security deposit or pay in advance?

    No, we don’t require 2–3 months of upfront rent like some landlords do. Our philosophy is Easy In, Easy Out. However, to secure your booking, we do request a €100 deposit.

  • I arrive on the 10th. Will I have to pay for the first 10 days?

    This depends on your contract and how you booked—whether through a platform or directly with us. Generally, the month is divided into two-week (fortnight) periods for billing.

  • What if I go on holiday for two weeks? Will you make a discount for that month?

    No, we will not. Rent is charged monthly regardless of short absences.

  • What if I have to leave earlier than planned?

    No worries—if you need to leave earlier than planned, just give your landlord a 30-day notice. We don’t use binding contracts or entrapments.

Guests & Community


  • Are there any House Rules?

    Yes, we have House Rules in place to ensure respectful and smooth co-living. A similar version can be reviewed here.

  • Can I have overnight guests?

    Overnight guests are allowed depending on your room type, bed size, and length of stay. Prior notice and agreement from your housemates are required, and there may be an additional fee. Please check with your landlord in advance.

  • Can I have guests over during the day?

    Yes, of course, as long as your guests do not disturb housemates or neighbors. You are responsible for your friends’ behavior and any cleaning required after their visit.

  • What is the tenant mix like?

    We strive for a diverse community, bringing together individuals from various backgrounds to enrich the living experience.


Services & support


  • Are towels/linens included?

    We provide essential bedding items like pillows, sheets, blankets, duvets, and towels—so you’ll have everything you need for a comfortable stay.

  • Is there cleaning? How often is the home cleaned?

    Cleaning of common areas takes place every two weeks, or twice a month. However, tenants are responsible for keeping their own rooms clean, as well as maintaining cleanliness of their own belongings in the kitchen and bathroom, as detailed in the House Rules.

  • What about maintenance issues?

    Maintenance issues are common, and we strive to resolve them promptly. Repairs are the landlord’s responsibility unless caused by tenant negligence.

  • Do you know the best ways of transportation to my university?

    While we’re happy to offer general guidance, transportation options vary depending on your university and the specific apartment you choose. We recommend checking local transit routes to find the most convenient option for your commute.
