           2023 has seen a rise in women arriving to Portugal seeking to start over. This is at least my impression, as landlord, as there have been about 7 new tenants in 2023, coming from all over the world. In talking with these strong, independent and courageous women, I've learned that they are all seeking a new adventure and have chosen Portugal as that place.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Some have arrived here having never been on a plane, their first plane trip is to Portugal, other's have come with just a carry-on suitcase or like the other day, one arrived with 4 giant suitcases! All with the intention to stay!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           These women deserve a bow as they are a new breed of females looking to find their place in the world
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           .
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           Job Market
          &#xD;

           Portugal is not necessarily the country to get rich as an employee. It is however, a gateway to the rest of Europe if that is what one seeks.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There is a growing job market, for all types of qualifications, especially in the service and health sector. Many international tech companies have moved their headquarters to Porto which provides new opportunities.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Quality of Life
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We all know that Portugal, in spite of lower salaries, one can still have a decent quality of life, something maybe these women could not have in their respective countries. If you have a decent salary, you can afford to buy the things you want. The only thing one cannot afford upon arriving will be a home, but that goes for most people these days, along with the locals. Other than that, a person can easily obtain a 2nd hand car and go wherever they want to go. Portuguese women are known for being independent and having to make it on their own, as their past resonates this from the history of the first world explorers to the present day fishermen.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           My Question to them is "Why did you decide to move abroad?"
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It's the adventure of it, the new cultures, meeting new people, or the opportunities to study abroad.
            &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           How will they make new friends or meet new people?
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This can happen through various means, like if they do yoga. Yoga is a very casual way of exercising of both the mind and the body, and "yoggies" are usually easy to get along people and the classes are in a more chill environment so everyone feels more at ease to chit chat. And you all share the love of yoga which is a starting point to any new friendship.

           Missing Family

    &lt;span&gt;&#xD;
      
           Probably one of the hardest aspects about living abroad is missing your friends and family. Nowadays though these moments of missing loved ones are cured by technology, like Video and internet calls which are free, so there's no excuse not to call loved ones more often. Also, every day things that we may miss back home, are everywhere being sold these days!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Do you plan to move back or you're here for good?
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           That's a very tough question to answer and I don't think anyone can give a clear cut answer, unless of course they are a student for 1-2 semesters, knowing and wanting to return home once completed. It's a tougher question to answer for those that come with one suitcase or four suitcases! There are so many factors to evaluate. You find your dream job? Is Portugal the place for you? Did you adapt?

           Build a Support Network

      &lt;br/&gt;&#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Creating a strong support network is crucial when adjusting to life in a new country. Seek opportunities to connect with fellow Erasmus students through orientation programs, student organizations, and social events.
            &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Many universities have dedicated student associations for international students that organize activities and provide a platform to meet others from different backgrounds. Additionally, consider joining local clubs or communities to meet people from the host country.
            &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Building meaningful relationships and connections will provide a sense of belonging and support during your time abroad. Reach out to your classmates, roommates, or neighbors and take the initiative to socialize. Remember, adjusting to a new culture, language, and environment can be an exhilarating yet challenging experience.
            &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           Embrace Cultural Differences

            Don't forget, one of the key aspects of living in a new country is embracing and appreciating cultural differences. Each country has its unique customs, traditions, and social norms. Take the time to learn about the local culture, including greetings, gestures, and cultural taboos. Understanding and respecting the local culture will help you navigate social interactions and avoid unintentional misunderstandings.

           "Thank God", when someone who is ready to become your tenant, especially some of those that are from more religious countries, and they say something like “Thank God for having found you Mr. Greg…” but really meaning it deep down. It's really flattering and rewarding to hear something like that. Those types of comments are what moves me in this business.

    &lt;/span&gt;&#xD;
  &lt;/h5&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           Treat people like people, that’s all.

           People just want to be treated with dignity and respect. And the housing or room market right now is chaotic and landlords are throwing people out just to a make a few euros. This is bad for business and bad for Porto.

  &lt;p&gt;&#xD;

           Nothing is Perfect

           Nobody is perfect and no business model is perfect. I am always striving to make things better and that the tenants have a benefiting experience from the home they are renting. If they aren’t happy at the home, then they won´t be happy in what they are doing here.

           It is my goal as landlord to make you, the tenant as comfortable and enjoy your time while at the home. Of course, no one came to Portugal to just stay at home, and that is good. But everyone needs that place that they need to call home.

           Pre-Arrival

           Another rewarding side for me is when the new future tenants reach out to me for the first time, sometimes being their first time having to deal with finding a place. You can feel the vibe of excitement in them, coming to Porto, starting their studies, internships, jobs, or whatever it is they are coming for. I am usually one of those first persons from the receiving country (Portugal) which I consider my country now, after being an expat over 25 years in Porto, and being that connection to their near future home.
            
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           I will be the one they talk to many times way before they begin their journey, but once they arrive, our engagement slows down and I fade out of the picture, which is a good thing. My duty is to help them settle, then the rest is on each one to make their way in this beautiful and so historical city.
          
                    &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h5&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Friendships

           I have had the good fortune of having some friendships out of my tenants and that is another great reward of my job. Meeting interesting people, mostly young college students that want to change the world or their country, full of ideas and energy. Although my position is landlord,  I do make myself approachable and I am always interested in hearing people's stories or opinions.

      <title>To Bill or not to Bill</title>

           Including bills in rent or not, is what we will discuss here.

           Most tenants will ask to have bills included in their rent payments. It makes it easier to budget, no doubt. If each individual paid bills in the house, that could become a big problem in the household because this would put each person pitting against the other if and when bills were divided.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           In this article, I will try to go into detail about the pros and cons of each side of the coin.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           What bills are we talking about?
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           Bills usually consist of water and electricity, which usually include heating and hot water, as well as the internet. To most landlords, the internet is a fixed cost, so no matter how much data you use, the price is the same. But other bills such as water and electricity can prove to be a big headache for most landlords, which is based on the usage of each individual. And this usage, depending on the person, can be responsible, normal usage, or excessive usage, such as taking extra long showers, using the washing machine every day for one or two garments, and leaving the heater on endlessly in the winter without care for the landlord or for the parents that are paying the bills.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           This fall in 2023 a letter to each tenant will be sent regarding energy usage:
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           Dear Guest,
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           As we approach one of the meanest winters of this century concerning energy bills, I wanted to reach out to each one of you.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           Upon home visits, I have seen firsthand, how some of you use the washing machine with just a few garments inside on 3-hour cycles... I have also seen from the street how some of you leave lights on and are not even at home. I have also seen how you use heaters, leaving the doors sometimes open and going to the kitchen for a meal… The rest, I can only guess…
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           This winter will be a test, a test to see whether it is economically feasible, the home you are at, stays on the market for short-term rentals with bills included. Some may think “why should I care, I am going home in 3 months, and I´m paying with bills included, right”? Well to answer that, there are your friends and classmates that may come to Porto and not find a room, and/or the price will be so high, it will be unrealistic. I remind you again, this is not a hotel nor Airbnb situation or you would be paying AT LEAST 4-5 times more...
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           It is my goal here to shed some light on the energy crisis and give you some tips:
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Washing Machine: Use cold or warm water, shorter cycles, and with a full load.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Take shorter showers.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Brushing your teeth or shaving: Turn off the water in between.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Dress appropriately: wear sweaters and sweats at home and only use the heater when needed. Your skin will thank you.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Ask for extra blankets and I will get you.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - If you see a light on, turn it off.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      
                      
           - Never leave your heater unattended.
           
                      &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
           And finally, if there is a spike in energy costs, over the previous averages, be prepared to pay extra.
           
                      &#xD;
      &lt;br/&gt;&#xD;

           In the end, as landlord, I prefer to include the bills for various reasons. Firstly, if bills were not included, it would put the housemates at each other. They will ultimately argue with each other, for instance, one who always has the heater on while the other doesn’t even like using the heater at all. Or there is the one that traveled for 3 weeks last month and still has to share the bills with everyone else. That person will feel that the system is unfair. Then there will be those that ultimately argue with the landlord over maybe a 5 euro surcharge because maybe it was miscalculated on his part or the meter count was misread. It basically comes down to there being friction in the air. Thus it is preferable that everyone has their bills included in the rent, so long is there is reasonable usage, which can be compared to previous years.

           A Fresh Start

           Welcoming Fall 2022

           3 years. Are we back to “normal?”
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           The world was plagued by Covid, which we hope is far behind us. 3 years ago we started the school year in 2019, all optimistic about what lay ahead. Then around Christmas time, we start hearing about this virus in China and hospitals being built in no time, and the world wondered about what is it and what the heck is going on?!
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Then crisis struck. Students that had just arrived for their spring semester in February 2020 were the unlucky ones, having just landed, realized that they would now have to remain indoors for the time being until further notice. Airports were closed and airlines grounded their fleets. Parents worried like crazy. It all seemed surreal. It was surreal!
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           As a landlord, I didn’t quite know what to tell people what to do. How could I know? No one knew. There was such contradicting research. Some students were wanting to go home but couldn’t and others thought they would ride it out here in Porto. Some students returned home, but kept their rooms because there was hope that it would all be over in a flash…
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Well, here we are, about 30 months later. And now everyone is thrilled to be FREE again! Aren´t we all?! Everyone wants to move on with their lives and we all have the right to! Students, mostly foreign exchange, are getting ready to flock to Portugal to do their foreign exchange program, via Erasmus. Others are just looking to come here for the sun, surf, and party life. Whatever the reason, all are welcome.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           There has been an avalanche of room inquiries and bookings have been record-breaking and we haven’t even reached September yet when most students begin their planning for the upcoming semester. Unfortunately, these students will not have much to choose from in terms of rooms. Everything filled up quickly this year, in our case, by July, give or take a few that have had to leave or had a change of plans.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Inflation Crisis
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           One unfortunate event for 2022, was the war in Ukraine. This brought about higher energy costs and overall higher costs, hence, inflation. Inflation is on the rise and this has brought about some adversity for some. Rents have soared, something as a landlord, I try to control and keep at competitive rates. Nonetheless, given the present situation, energy and utility prices are up for us quite a bit, and this cost has to be passed on to the consumer.
            &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           And even when the war ends (we all hope for soon), bills and inflation will continue high, which means rent prices will probably stay at this new level. This makes it harder for lower-income tenants to be able to afford to live in Portugal. It may be a shot in the foot for everyone doing business in Portugal if there is not some easing up on costs from all participating industries.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Putting the negative economic aspect aside, let’s look forward to a great school year in 2022/2023, and welcome everyone to Porto.            Living in a shared flat is the trend these days. Students and young professionals cannot afford to rent a flat on their own, plus they are more migrant, not wanting a long-term lease until they find the job they want to stay on. And students are usually short term, and not all want the dormitory experience, desiring a home that feels like a home sweet home, and not a hospital.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Community living is difficult, even amongst family members. So imagine people from different countries, different languages, different cultures, different ages, different sexes, all coming together under one roof? This is the trend of the 2020s, that is sharing homes with strangers. It gives a unique experience, and from the social-cultural aspect, a big science experiment! Now imagine being in a foreign country, not knowing anyone, the language, the ways of being, and sharing a house with those people, can be stressful and can lead to moments of despair. Especially if it is your first time living on your own!
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Not all of us have the same cleanliness, same hygiene, same beliefs, same mindset, and so on. So how do you share the kitchen, the toilet, the shower, the refrigerator with these total strangers? Not everyone is nice and understanding. Sometimes there is mis-communication, because if everyone is speaking English, it is their 2nd language, so words can lead to confusion.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Well, as your landlord, I (Greg), have seen and heard a lot of situations amongst the tenants. How does Greg deal with it? Firstly, his advice is for everyone to try and communicate on their own, to try resolving the problems. Not always this works. Then sometimes, they will ask for my help or intervention. But I avoid intervening as much as possible, because it is my view that you, the tenant, a young adult, has to try on your own to resolve conflicts of interest. That’s how we grow as people and part of the experience of living abroad, is to gain this experience under our belt. Another reason I avoid interfering is because I don’t want to take sides. I have to remain impartial, because you are all my tenants and clients. So I also have to do a juggling act which is not always easy.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There have been households where everyone really got along, even them all going away for a weekend, or hanging out together at dinners, going out with friends, just getting along amusingly and friendly. These are the best situations as a landlord we could have, seeing everyone happy and getting along.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Therefore, the

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;

           are so important. They exist for a reason. It is given to all tenants at the beginning of their stay. Each tenant is asked to completely read the document and agree, just like when signing something from Google, you have to accept the terms. Knowing these rules will avoid conflicts. Avoiding discord will make your experience more enjoyable and memorable. And that is what we all want :)

           When looking for your room, there are certain considerations to take into account and we will give you some tips on what to look for.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           To begin with, like in all real estate decisions, the location should be your first thought that comes to mind when thinking about renting a room.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           When choosing Porto as your destination, there are some differences to consider. For instance, some party animals will want to live close to the center where all the action and night life goes on. However, when choosing a place downtown, expect the place to be older, noisier, and more expensive. Should you pay premium price just to be close to the action?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Fortunately Porto, is a big, but small city. You can get from one end of town to the other, depending on the hour, in 15 minutes, if you go through city streets. Yet, Porto is big enough to feel that you are in one of the most sought out Euro cities, at the moment, for both tourists and students.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           The other option is to seek out a place near the university as that will be your place of "work". However, if you want to stay next to the university section of Porto, called the "Polo Universitário", expect to also pay higher rents. But here it may be justifiable, especially to your parents, that you want to be near the university to save on time and transportation, which is acceptable to the sponsoring parents.            Finally we have the residencial areas of Foz do Douro and Matosinhos Sul, which are where most Porto (Portuenses) people want to live. It is the upscale part of Porto, near the beaches, and U. Catolica. Here we offer the Tanger Home, which is best suited for students from Catolica, where perhaps 80% of the students are for this university.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Other things should be considered, such as the bills, are they included? If not, how is the calculation made? Do I have to pay for my colleagues when I am away? They´re always here, why should I pay an equal amount? How about security deposit? Will the landlord try stiffing me when I leave with fake bills? Not with us, we don't take security deposits. Why should we? If we all play by the rules, then things should run smoothly. It's only when people start to sway away from the rules is when things begin to veer off course.            June 12 we held our annual summer party at the Tanger Home, using the private patio for grilling up "picanha", drinking sangria and dancing to the beat.

           The day started well and ended even better with a lightening show and summer rains. Everybody was thirsty and the sangria just flowed. We cooked up some picanha beef, chicken and pork, some "Dourada" fish and even some grilled Tofu.

           Both national and international students appear to be making plans for the upcoming semester in spite of the pandemic still lurking.

    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Students have returned to have faith and confidence for the upcoming semester since the vaccine has begun its administration. International students have been making plans and contacts to plan the upcoming semester. As landlord, we obviously welcome them back! Porto missed its students! The universities have felt the pinch too.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Returning to normal will hopefully become reality in the upcoming months. Precautions to protect oneself must also remain in tack. We must not become relaxed nor lower our guard. Students want to return back to their normal class schedules.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We will probably only be back to real normalcy next fall semester. Nonetheless, we all hope the sooner the better. Students should inquire with their school what they need to know about getting the vaccine and when they will have their turn at getting it.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Porto or Oporto is the second-largest city in Portugal and one of the Iberian Peninsula's major urban areas. Porto city is small compared to its metropolitan area, with a population of 237,559 people. Porto's metropolitan area has an estimated 1.7 million people 020190 in an area of 2,395 km2 0925 sq mi0, making it the second-largest urban area in Portugal.

The historic area is also a National Monument of Portugal. The western part of its urban area extends to the coastline of the Atlantic Ocean. Its settlement dates back many centuries, when it was an outpost of the Roman Empire. Its combined Celtic-Latin name, Portus Cale, has been referred to as the origin of the name Portugal, based on transliteration and oral evolution from Latin. In Portuguese, the name of the city includes a definite article: o Porto ("the port" or "the harbor"), which is where its English name "Oporto" comes from.

           If it sounds too good to be true, it probably is. Students place adverts seeking out the perfect room at the perfect price. Finding that perfect room that has everything plus even those little surprises is what we all hope for. Nothing wrong in that, but you do find it, buyer beware.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Make no doubt that as human beings we are always on the quest for something better, something cheaper, someone better, and so on. If we didn't, we wouldn't have evolved to where we are today. Who doesn't like a bargain or great deal?!
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           Unfortunately when it comes down to getting a room, especially if you intend to do so from abroad, can get tricky. Make no doubt, you will probably spend hours and hours hunting for that ultimate space, flat, room that has everything, even more so then you have at home, and at the monthly price of a good evening out. Wow, after all, Porto, or Portugal is the poorest (or it was for a while) country of Western Europe, so yea, prices should be like hundred euros a month... An expresso still goes for 60 cents in some places, so a room, not more than a 150, right?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Not anymore. Prices for room and board have risen to new modest levels ever since the boom from foreign students hit Portugal. The demand is much higher than the offer, hence prices have risen. Nonetheless, prices in Porto are still way below Lisbon and most neighboring Euro countries. Porto is a great city, facing the Atlantic, which is home to great surf, beaches galore, a great nightlife, and most of all, highly rated university exchange programs. So all this has a cost. More demand, higher prices. Foreign visitors are still lucky when they can easily go out for lunch and spend 10-15e on a decent meal with wine.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

      &lt;span&gt;&#xD;
        
            As a landlord, I have heard sad stories about how people were scammed or fooled. The title of this article means to send a message to those seeking out the cheapest rooms. They are out there, maybe old, smelly, uncomfortable, noisy, car noise and pollution penetrating the walls. Landlords that may keep your deposit if you leave early or if he feels like it because you left earlier then expected or because you stayed 10 days into the month, so he'll keep the whole month's rent. Of if something breaks that is old, junky or just cheap quality he may keep it for replacement of a new one and the current price that is 10 years old anyway.

            In Portuguese the term "O barato sai caro" is gold. Literally. So often in life, we regret for the choosing the cheapest thing that later on comes back to haunt us.

           At Porto Erasmus Rooms, we won't promise to be the cheapest, nor a 5 star hotel. Maybe we are a good 3.5 stars rating with price being 4 stars. That is how we can classify ourselves. You can keep looking for that 5 star room at a 5 star price, but good luck. Another Portuguese term goes "Não há milagres", meaning there are no miracles out there, but keep looking, you might just get lucky.  We only charge in 30 day cycles. We don't need a deposit because what are you going to break, cheap IKEA junk? These furniture pieces have a short life. The only thing we will ask is a minimum 15-day notice when you plan to leave. Fair enough?

           As we all know the Covid vírus still lurks among us and has recently re-erupted. Even though a vaccine has now been approved, we are still a long way away from herd immunity, hence we must take care to avoid transmissions amongst us and your fellow house mate.
           &#xD;
      &lt;br/&gt;&#xD;
      
            
            &#xD;
      &lt;br/&gt;&#xD;
      
           The information below pertains to the living spaces at the house. It doesn’t substitute what you should already know about the vírus and other preventive measures you should be taking.
           &#xD;
      &lt;br/&gt;&#xD;
      
            
            &#xD;
      &lt;br/&gt;&#xD;
      
            
            &#xD;
      &lt;br/&gt;&#xD;
      
           Importantly the MAIN WAY of TRANSMISSION is via the respiratory channels. So my advice while at home is to avoid or reduce close contact with your flatmates. Socializing should be limited to a safe distance of 1,5/2 meters.
           &#xD;
      &lt;br/&gt;&#xD;
      
            
           &#xD;
      &lt;br/&gt;&#xD;
      
            • Prepare and eat your food in separate hours.
           &#xD;
      &lt;br/&gt;&#xD;
      
            • Try making a reasonable interval between shower/bathroom times.
           &#xD;
      &lt;br/&gt;&#xD;
      
            • Do wear a mask if needed if you suspect a flatmate is with symptoms of anything or if that particular flatmate likes to talk closely.
           &#xD;
      &lt;br/&gt;&#xD;
      
            • Eat well and get your sleep (seriously), to keep your immune system strong.
           &#xD;
      &lt;br/&gt;&#xD;
      
            
            &#xD;
      &lt;br/&gt;&#xD;
      
           Don’t be shy to take a step back 1 or 2 steps if someone “enters” your space and hopefully that person will realize that they invaded your space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;br/&gt;&#xD;

      &lt;/span&gt;&#xD;
